A San Francisco Treat
With one of the most sought-after views in the world in one of the most beloved cities, it’s
no surprise to see this listing as our eighth most expensive.

Author William Saroyan once said, “No city invites the heart to come to life as San Francisco does. Arrival in San Francisco is an experience in living.” Known for its intoxicating beauty, luxury and rich cultural experience, the city offers the finest in world-class living. No home exemplifies this more than 2845 Broadway.

This Gold Coast residence is more than a home— it is an investment in rich quality and style. Listed by David Barrett of Warwick Properties and Joel Goodrich of Coldwell Banker San Francisco Van Ness-TRI, 2845 Broadway is defined by its thoughtful construction and quality materials.

The land on which the property is built originally was owned by the San Francisco Unified School Site. A developer bought two lots and subdivided them. Then, one of the lots was bought by local resident Gloria Gilliland. Built in 2000 for private use by Gilliland, she commissioned New York City-based Charles Young to construct the neo-classical-style residence.

The property is unique for San Francisco. It
stretches a full block—from Broadway to Pacific. The
result is two addresses—a 17,000-square-foot main res-

But it's the home itself that deserves the most credit. Barrett explains that
nothing else has been built like this in the last 80 years. Quarry limestone
from France was used throughout. There is also an extensive amount of bronze
used, also from France, especially in the home's windows. The guest house
also offers a 19th-century Italian tile rooftop. “Mrs. Gilliland wanted to have
a home that would be in San Francisco for many generations,” says Barrett.
Sold to the current owner in 2002 (for $34 million), the home is still
under construction, but the owner has stayed with the original design—
adding his own personal touches along the way. “This is a great opportuni-
ty for someone to go in and add their final finishes,” says Barrett. Currently,
the interior still needs to be designed according to the future owner's taste.
Perhaps it is location that initially draws potential buyers in. Situated
in the heart of the Gold Coast, 2845 Broadway's future owners will have
access to all the city's many stores, restaurants and endless cultural scene. “We
have had an incredible response,” says Barrett. This home is ideal for long-
term planners, he says.
Although Barrett and Goodrich are unable to discuss the home's ameni-
ties and other interior features, it's more about what the home doesn't have
that matters. The estate is about quality artisan construction built in the grand
style of the Newport homes, explains Barrett. There are “no gimmicks, like
basketball courts, et cetera,” and this appeals to buyers who understand and
appreciate the home's construction. Nothing is faux and it was built to last—
not often the premise behind even today's most expensive real estate.
2845 Broadway offers stunning Golden Gate Bridge and bay views
and is truly an investment in exceptional construction. Says Barrett,“To have
new construction in one of the finest neighborhoods in the world makes an
incredible statement.”
